Accommodation Contracts

Standard undergraduate contracts run for 44 weeks from mid-September to early July, covering teaching weeks, examination periods and vacation time when halls remain open. You are not required to vacate during Christmas and Easter vacations unless you choose to.

International students may book an extended 50-week contract covering additional arrival time before Welcome Week. Postgraduate contracts may align with twelve-month programme dates on request where places permit.

The accommodation licence agreement specifies rent payment dates, guest policies, noise expectations and prohibited items including candles, fireworks and prohibited electrical appliances. Breach of terms may result in warnings, fines or termination of accommodation in serious cases.

Smoking and vaping are prohibited indoors and within ten metres of hall entrances. Designated outdoor smoking areas exist away from residential entrances at Riverside Hall and Maple House.

Cancel before 1 August without charge if you no longer hold a place at Luma. After 1 August, you remain liable for rent unless a replacement tenant is found through the accommodation waiting list or you meet exceptional circumstances criteria reviewed by the Accommodation Manager.

If you withdraw from university during the year, notify accommodation immediately. Liability continues until a replacement is found or the contract ends.

First-year residents in good standing may apply to return to halls for second year, though places are limited and priority goes to students with caring responsibilities, disability needs and international students. Most second-year students move to private rented housing in Luma's student areas.

Rebooking applications open in January for the following academic year.
